BWE Investment Sales’ (“BWEIS”) Seniors Housing Team is pleased to announce the successful sale of two assisted living/memory care communities located on Long Island. The communities, formerly operating as Village Green Senior Living in Levittown and Village Walk Senior Living in Patchogue, have been rebranded as Atria Levittown and Atria Patchogue.
BWEIS represented the seller, The D&F Development Group, in the disposition of the Class A assets located in high barrier-to-entry locations on Long Island. Both communities were developed from the ground up by The D&F Development Group. The communities were sold to Atria Senior Living in partnership with Fundamental Advisors and Scribner Capital, LLC.
Village Green is nestled in a desirable residential neighborhood in the Hamlet of Levittown. Constructed in 2020, the community offers 57 units of assisted living and 46 units of memory care across three levels. The property is located adjacent to North Village Green Pool and just a few blocks from Hempstead-Bethpage Turnpike.
Village Walk has a desirable location along East Main Street within the walkable downtown of Patchogue. Downtown Patchogue has experienced a transformative rebirth that began in 1998 when the historic Patchogue Theatre for the Performing Arts reopened. The community was completed in 2018 and has 146 total beds, comprised of 100 assisted living beds and 46 memory care beds.
The transaction was led by Charley Bissell of BWE Investment Sales, with support from Ryan Stoll and Taylor Mokris of BWE. “This was a complex transaction due to PILOT programs in place at both assets and the presence of office space at the Village Green community,” said Bissell. “The sale completes D&F Development’s initial business plan to build, lease up, and sell the communities, and we are thrilled to have represented them in this transaction.”
