BWE’s Seniors Housing Capital Markets Team is pleased to announce the successful sale and financing of The Capstone at Station Camp, a 100-unit assisted living and memory care community located in the Nashville MSA.
BWE represented the seller, Hunt Midwest, in the disposition of the Class A asset to a Texas – based healthcare investor. In conjunction with the sale, BWE also arranged non-recourse acquisition financing on behalf of the buyer through a regional bank. The financing includes a significant potential future earnout.
Charley Bissell, Ryan Stoll, and Taylor Mokris with BWE led the transaction. The deal was structured with a contingency for the procurement of acquisition financing meeting specific leverage, pricing, and structural criteria. To meet these requirements, BWE conducted a comprehensive process to identify an ideal and scalable lending partner.
“We extend our sincere congratulations to Hunt Midwest and the new owners on a terrific outcome,” said Bissell. Mokris added, “We were proud to have advised across the capital stack on this transaction, which served to significantly reduce repricing and execution risk. All parties were tremendously constructive throughout the process, resulting in a smooth and mutually beneficial transaction for all.”
The Capstone at Station Camp is a Class A assisted living and memory care property located in a highly desirable Gallatin submarket, benefiting from strong regional demographics and proximity to the greater Nashville area.
