Wisconsin MHC 2-Park Portfolio is approximately 33 miles from Milwaukee and 72 miles from Chicago. The communities are serviced by well, wastewater treatment plant, and curbside trash, all included in rent. The majority of the unit mix, 94%, is made up of tenant owned homes with an average lot rent of $493 across the portfolio. The rents are notably low compared to the many communities in a 45 minute radius with lot rents between $700-$900. We are looking for an investor who can continue to maintain and improve the quality of the communities for the residents while also implementing their business plan and hitting their proforma projections needed.

Union Grove and the surrounding villages are perfectly located in the suburbs of Milwaukee, Racine, and Kenosha and have recently had a massive $3.3B investment from Microsoft to develop a data center just 3 miles from Harvest View and Hickory Haven. This development will continue to drive growth in the market, therefore allowing investors to capture the upside in this deal. This opportunity also comes with additional acreage in Harvest View that potentially can be permitted for expansion of the community. With the help of MJ Vukovich and his debt team, we are assuming that the buyer will successfully obtain agency financing among purchase and are asking investors to submit offers at or above $25,000,000.

Majority tenant owned

In this portfolio, there are 303 tenant owned homes, which make up 94% of the total unit mix. The current owners have successfully been able to sell new homes in the range of $125,000-$145,000.

Agency financing

We are projecting that the buyer will be able to secure agency financing (Fannie Mae) among purchase. Currently those soft terms would be a 10 year term, 55%-56% LTV, 6%-6.1% interest rate, 4 years of interest only, and a 30 year amortization.
